The DeVito Team of Keller Williams Realty Greater Nassau is making these Standard Operating Procedures available to the public. Hard copies are available on request at our office, 400 Garden City Plaza Ste 438, Garden City, NY 11530.
All Keller Williams Realty Greater Nassau agents are required by State law to uniformly apply their brokerage’s Standard Operating Procedure when qualifying prospective buyers and renters.
Our Standard Operating Procedures
1. Prospective client identification
There is no general requirement to provide photo identification in order to work with The DeVito Team of Keller Williams Realty Greater Nassau. However, prior to entry to our office, or to being shown a home, or to signing any agreements or disclosures, customers may be required to present photo identification for security or similar purposes.
In addition, individual property owners, certain sponsor or developer clients, managing agents, or certain listing brokers may require photo identification before a showing or before working with them. Where that is the case, we communicate it to buyers as soon as the situation arises.
2. Exclusive broker agreement
An exclusive Buyer Representation Agreement is required to work with The DeVito Team of Keller Williams Realty Greater Nassau.
3. Pre-approval and proof of funds
A pre-approval for a mortgage loan and/or proof of funds is required to work with The DeVito Team of Keller Williams Realty Greater Nassau.
A note on property owners’ own criteria
Property owners are nonetheless free to set their own qualifying criteria, so long as such criteria are established in advance of soliciting buyers or renters, are applied uniformly and objectively to all buyers and renters, and are non-discriminatory. Further, such criteria may only be directed by a property owner if that owner directs their criteria in writing, inclusive of the date of such direction.
Fair housing
These procedures are applied uniformly to every prospective buyer and renter. Nothing in them may be used to treat anyone differently on the basis of race, color, religion, sex, disability, familial status, national origin, or any other characteristic protected by federal, state, or local law.
