There is no single Long Island number — prices differ enough between counties that one blended figure would describe none of them. Across active inventory in 2026, county medians currently run from $760K in Queens to $950K in Nassau County, measured across each whole county on live OneKey MLS data rather than a sample of ZIP codes. Prices vary further by community — each county page lists the highest and lowest single-family medians among the communities we track.
Recently closed sales in Nassau County went under contract after a median of 28 days. In Suffolk County the median was 26 days. By price over the settled past 12 months, the median time on market was — Nassau: Under $750K 30 days, $750K – $1M 24 days, Over $1M 30 days; Suffolk: Under $600K 29 days, $600K – $800K 23 days, Over $800K 27 days. Median is the industry-standard measure — it ignores the handful of unusually long-marketed listings that pull a simple average well above what a typical seller experiences.
Market conditions vary by neighborhood. County-wide, Queens' supply and sales-pace signals point in different directions, so we do not call it a buyer's or seller's market. Per MTA LIRR timetable data, scheduled weekday AM-peak rides to Penn Station from the primary stations of the communities we track run 25–77 minutes in Nassau (Great Neck to Oyster Bay) and 57–90 minutes in Suffolk (Huntington to Stony Brook).

Co-ops typically have stricter board approval and their own minimum down payments, set by each building. Of the 755 co-op corporations whose minimum down payment we have confirmed from MLS listings, 72% require 20%, 18% allow 10%, and 9% require 25% or more. Condos offer easier financing and resale.
