A dash is a figure we are not publishing, not a zero: either fewer than 10 active listings stand behind it — too few for a median to describe a market — or that county's comparison figure was unavailable when this page was measured.
Based on information from OneKey® MLS, for the period October 10, 2026 through October 10, 2026.
Active listing counts and median list prices are as listed October 10, 2026. Median asking price is what sellers are asking today, not what homes closed for.
How this page is built
A listing appears here when its year built is 2024 or later — the two-year window the industry treats as new construction. It is a measured threshold, not a marketing label: a gut-renovated 1955 ranch is not included, and a house completed in 2024 is, whether or not the listing calls itself new.
Counts, shares and medians are measured across each whole county on active inventory — not a sample of ZIP codes — and the search above applies the identical filter, so the figures here and the results you can scroll are the same question asked once.

How many new construction homes are for sale in Nassau County?
There are 258 active newly built homes listed in Nassau County right now — about 9% of the county's 2,735 active listings. A listing appears here when its year built is 2024 or later — the two-year window the industry treats as new construction. How much do new construction homes cost in Nassau County?
The median asking price across active newly built homes in Nassau County is $1.69M, measured across all 258 of them. That is about 78% more than the Nassau County median of $950K across all active listings. This is what sellers are asking today, not what homes closed for, and a median describes the middle of the market rather than any particular house.
What counts as new construction on this page?
A listing appears here when its year built is 2024 or later — the two-year window the industry treats as new construction. It is a measured threshold, not a marketing label: a gut-renovated 1955 ranch is not included, and a house completed in 2024 is, whether or not the listing calls itself new.
What should I check on a new-construction purchase?
Confirm the certificate of occupancy has actually been issued for the finished house rather than promised at closing, and check that every permit for the work is closed out with the municipality. Ask what warranty the builder provides, in writing, and who honors it. Walk the punch list before closing rather than after. And look at what the assessment on file describes — on a newly built house it often still describes the lot or the structure that stood there before, so the tax figure in the listing may not be the tax figure you inherit once the improvement is on the roll.
Is a builder contract different from a normal home purchase?
Often, yes — new construction is frequently sold on the builder's own contract rather than the standard residential form, with its own terms for completion dates, change orders, allowances, punch-list work and what happens if the certificate of occupancy runs late. Joseph DeVito is dual-licensed as a Licensed Associate Real Estate Broker and as a New York real estate attorney, so as your broker he reads that paper knowing where those terms usually sit. You should still retain your own attorney for legal representation — New York is an attorney state and every residential contract is reviewed and negotiated by counsel.
Which Long Island or NYC county has the most new construction homes?
By share of its own active inventory, Nassau County leads: about 9%. Every county we cover, measured across the whole county on active inventory today — Nassau County 258 listings, about 9% of its active inventory; Suffolk County 318 listings, about 9% of its active inventory; Queens 275 listings, about 6% of its active inventory. Counts and shares move with inventory, so this is a snapshot rather than a standing ranking.
