How fast homes sold, and how often they sold at or above asking, depending on the month they went on the market — measured on single-family sales in Nassau, Suffolk and Queens.

The short answerHomes listed in late winter and spring have sold fastest, and homes listed in late fall slowest, in all three counties. Based on 65,480 single-family sales of homes listed 2023–2025:
· Nassau: fastest February, March and April (22 days), slowest November (35 days).
· Suffolk: fastest March and April (21 days), slowest November (34 days).
· Queens: fastest March (35 days), slowest November (48 days).

In Nassau, single-family homes listed in February, March and April sold in a median of 22 days; those listed in November took 35 days. The share selling at or above the original asking price was highest for April listings (56.9%) and lowest for September (49.6%). In Suffolk, single-family homes listed in March and April sold in a median of 21 days; those listed in November took 34 days. The share selling at or above the original asking price was highest for March listings (65.7%) and lowest for August (58.5%). These are medians for single-family homes listed 2023–2025 that went on to sell.

What are the worst months for selling a house on Long Island?

In Nassau, homes listed in November took the longest to sell, a median of 35 days on market, against 22 days for February, March and April listings. In Suffolk, homes listed in November took the longest to sell, a median of 34 days on market, against 21 days for March and April listings.

What is the best month to sell a house in Queens?

In Queens, single-family homes listed in March sold in a median of 35 days; those listed in November took 48 days. The share selling at or above the original asking price was highest for December listings (36.8%) and lowest for February (25.3%). Across all months, 32% of Queens single-family homes sold at or above asking, against 53% in Nassau and 61.4% in Suffolk.

Does the month you list really make a difference?

It shows up consistently in speed: the fastest listing months sold faster than that year's typical month in Nassau 3 of 3, Suffolk 3 of 3, Queens 3 of 3 listing years. The share selling at or above asking moved less: between the best and worst listing months it differed by Nassau 7.3, Suffolk 7.2, Queens 11.5 percentage points. These are county-wide medians; they do not describe any specific home's price, condition or location.

Where do these figures come from?

From closed MLS sales of single-family homes in Nassau, Suffolk and Queens, grouped by the month each home was listed (2023–2025). Homes that were listed but did not sell are not included. Days on market is the MLS figure; sale-to-list compares the sale price with the original asking price.

How this was measured

Every closed MLS sale of a single-family home in Nassau, Suffolk and Queens that was listed between January 2023 and December 2025, grouped by the calendar month it was listed. For each month: the median days on market as reported by the MLS, the share of homes that sold at or above their original asking price, and the median sale price as a percentage of that original price.

Only homes that sold are counted. Listings that expired or were withdrawn are not included, so these figures say how listings that sold performed, not how likely a listing was to sell.

Why it starts in 2023. The MLS changed how days on market is counted in 2022, and its 2021 Long Island records are incomplete, so earlier listings cannot be compared month against month on the same basis.

The newest listings. A listing year is included once nine months have passed after its December. Of the homes listed in 2023, the share that took longer than that to sell was Nassau 5.4%, Suffolk 4.9%, Queens 8.7%, which is roughly how many slow sales may still be missing from the most recent months.

268 sales whose recorded original price was under half or over twice the sale price were left out as data-entry errors. Co-ops and condos are not included. Brooklyn is not included.
