The short answerAcross Long Island the median single-family house sold for about $780,000 from October 2025 to September 2026 (19,225 sales): about $860,000 in Nassau and $725,000 in Suffolk. The lowest median sale prices were in Mastic Beach (11951) at about $460,000, Mastic (11950) at about $520,000, Sound Beach (11789) at about $525,000; the highest in Water Mill (11976) at about $3.6 million, Old Westbury (11568) at about $3.05 million, Amagansett (11930) at about $2.89 million.

Each figure is a median (the middle sale), rounded. Co-ops and condos are not included; see co-ops and condos and co-op vs condo.

Places are ZIP codes, named by the post-office name most often recorded on that ZIP code’s sales. A ZIP code is a mail route, so it does not always match a village or hamlet boundary, and a ZIP code that crosses the county line is shown once per county. Where a ZIP code has one of our community pages, its name links there.

Small samples. 14 ZIP codes had fewer than 10 sales; they are listed with their figures but not ranked, because a median of a few sales moves sharply with each one. 2 sales recorded with a ZIP code outside Long Island were left out as data-entry errors. 1 sale was left out because its ZIP code contradicts the recorded county.
