On the market for weeks without an accepted offer? Here is how common that is in Nassau, Suffolk and Queens, when sellers change their asking price, and what to review. From MLS data, refreshed daily.

If your home has been listed longer than the figure for its county and type, it has already been on the market longer than half of the similar homes that sold this year. That is common, and it is when the questions further down this page are worth asking.

| Sold without reducing | Reduced, then sold | |
|---|---|---|
| Nassau | 100.8% of original ask 22 days · 7,724 sales | 91.6% of original ask 83 days · 2,184 sales |
| Suffolk | 102.3% of original ask 21 days · 9,992 sales | 92.5% of original ask 78 days · 2,945 sales |
| Queens | 98.2% of original ask 37 days · 5,892 sales | 90.6% of original ask 110 days · 2,266 sales |
Read this as a description of two groups, not as the cost of a reduction. Homes that reduced and homes that did not are different homes, listed differently from the first day. The figures are medians over the last 12 months of sales and say nothing about what any one home will sell for.
Among homes that sold from October 2025 through September 2026, the share that had reduced at some point: Nassau 22.1% (about the same as 21.0% a year earlier), Suffolk 22.7% (about the same as 21.1% a year earlier) and Queens 28.0% (about the same as 27.4% a year earlier).
The share of homes for sale that have reduced is higher than the share of homes that sold after reducing. Both are correct: homes that reduce tend to stay on the market longer, so they build up among the homes still for sale.
For homes that sold in the last 12 months: the share that closed above their final asking price, and the median sale price as a percentage of it. The final asking price is the price after any reduction.

Sales counted: Nassau 10,048, Suffolk 13,144 and Queens 8,249.
Single-family sales against final asking: in Nassau 49% closed above, 9% at and 43% below; in Suffolk 56% closed above, 11% at and 33% below; in Queens 28% closed above, 9% at and 63% below. A median that reads exactly 100% means so many homes closed at their asking price that the middle sale landed on it.
These figures describe sales in each county and type. They do not say what any one home will sell for.
The share of listings that ended as expired, cancelled or withdrawn instead of sold, by the year they came off the market.
| Year | Nassau | Suffolk | Queens |
|---|---|---|---|
| 2023 | 25.4% of 13,323 | 23.4% of 16,347 | 45.1% of 12,111 |

A listing that was withdrawn and put back on the market counts once as ended and again as a new listing, so this measures listings, not homes. Some of those homes sold later under a new listing.
Which of these to change, if any, is the seller’s decision. When the facts of a listing are in front of him — the showings, the feedback, the sales that have closed since — Joseph knows the questions to ask about them. If your home is listed with another brokerage, your listing agent is your first call.
An estimated range from recent comparable sales near you, and where an asking price sits against it.
Get my home’s estimated range →County figures cannot diagnose one home, but they show how common the situation is. Homes that sold in the last 12 months went to contract in a median of 27 days in Nassau, 26 in Suffolk and 51 in Queens (data through October 6, 2026). Past that point, the questions to review are where the asking price sits against recent comparable sales, the sales that have closed since they listed, how many buyers have viewed and visited, the presentation, showing access and terms.
Homes that sold in the last 12 months went to contract in a median of 27 days in Nassau, 26 in Suffolk and 51 in Queens, so half sold faster and half slower. It varies by property type, price band and season; each county's days-on-market report breaks it down.
Mostly in the second and third month. Of homes for sale today, the share that have reduced their asking price: in Nassau, 10% of homes listed under 30 days, 57% of those listed 60–89 days and 63% of those listed 90–179 days; in Suffolk, 9% of homes listed under 30 days, 54% of those listed 60–89 days and 62% of those listed 90–179 days; in Queens, 7% of homes listed under 30 days, 40% of those listed 60–89 days and 53% of those listed 90–179 days.
Yes. Over the last 12 months of sales, in Nassau, 2,184 homes sold after reducing, at a median 91.6% of their original asking price after 83 days; in Suffolk, 2,945 homes sold after reducing, at a median 92.5% of their original asking price after 78 days; in Queens, 2,266 homes sold after reducing, at a median 90.6% of their original asking price after 110 days. Homes that reduced and homes that did not are different homes, so these figures describe the homes that reduced; they are not what a reduction costs.
Pricing starts from recent comparable sales: similar homes nearby that sold recently. They give an estimated range, and the asking price sits within, above or below it; where to set it is the seller's decision. Comparables cannot account for every improvement, so the range is a starting point. For context, the share of single-family homes that sold above their final asking price over the last 12 months: Nassau 49%, Suffolk 56% and Queens 28%.
The listing ends as expired, cancelled or withdrawn, and some of those homes come back on the market later under a new listing. Listings that ended without selling so far in 2026: Nassau 24.7%, Suffolk 22.5% and Queens 44.2%. A withdrawn listing that is put back on the market counts once as ended and again as new, so these figures count listings, not homes.
Days to contract, months of supply and the held-versus-reduced groups are the figures each county’s market reports publish: every residential sale on OneKey® MLS from October 6, 2025 to October 6, 2026. Days to contract is the MLS’s own day count for each sale.
Price changes by time on market cover every home with Active status on November 6, 2026. A home counts as reduced when its current asking price is below the price it was first listed at. Time on market is the MLS day count, brought up to date.
Sale price against asking compares each sale with its final asking price, over the same 12 months. A sale within 0.05% of asking counts as at asking.
Listings that ended without selling are expired, cancelled and withdrawn listings as a share of all listings that came off the market that year, from the MLS listing history. 2022 is left out because the history starts partway through it.
Brooklyn is not in these figures yet. OneKey carries only part of Brooklyn’s listings, so its figures would describe that part, not the borough. Brooklyn is added when the Brooklyn MLS feed is connected.
Figures are county-wide medians drawn from live OneKey MLS data and refresh as new sales close; they describe the market, not any specific property, and are rounded to avoid false precision.
